Nam Long is working on developing integrated urban spaces from a sustainability perspective, as stated by CEO Lucas Loh. This initiative aims to address the increasing tendency toward population dispersal and foster joyful, habitable neighborhoods.
With over two decades of leadership in real estate companies across competitive Asian markets, Loh brought his expertise to Nam Long. His aim was to help the company become a prominent real estate developer in both Vietnam and the broader region. Following more than a year in this position, the Singaporean CEO shared insights during an interview with VnExpress about his vision and the company's strategy for planning and developing livable, integrated urban communities for tens of thousands of residents.

Shifting focus from "housing" to "holistic urban development"
Given your experience working across various global markets, could you draw comparisons between Vietnam’s real estate sector and those elsewhere?
Rapid urbanization is taking place in Vietnam, along with an expanding middle class and rising demands for housing and well-integrated urban amenities. This situation brings to mind the property market surges experienced in Singapore during the 1990s and in China around the early 2000s. Nonetheless, unlike these nations, Vietnam currently does not have fully developed long-term planning frameworks or cohesive urban systems established at the beginning stages.
Previously, Vietnamese homes primarily fulfilled the fundamental requirement for shelter. However, with urban expansion and improved living conditions, individuals now anticipate additional amenities such as verdant areas, comprehensive facilities, availability to schooling and medical care, shopping options, and supportive services.
We’re noticing an increase in individuals such as freelancers, software developers, and artists who primarily require a stable internet connection and a high-quality living space. These folks prefer not to waste time traveling into bustling urban areas. Rather than doing so, they opt for residences located further away from city centers but offer superior lifestyles—close to bodies of water like rivers or seas, with fresh air and reduced traffic congestion. The trend toward population distribution towards smaller suburban towns appears unavoidable.
I characterize this change as moving beyond just offering "accommodation" to cultivating a "holistic urban living experience." This evolution is taking place in packed cities globally as core regions grow more congested and contaminated.
In recent years, Vietnam has seen considerable advancement in its legal framework and infrastructure, presenting both obstacles and chances for developers who possess a long-term perspective and consistent implementation skills.
In light of this context, what advantages does Nam Long's integrated urban model present to appeal to residents?
Over the last three decades, Nam Long has constructed numerous residential properties as well as extensive urban developments. This rich background enables us to create sustainable cities that address the changing demands of consumers effectively.
Our strategic approach involves creating extensive urban developments in areas surrounding Ho Chi Minh City like Dong Nai and Long An. This initiative aligns with our forward-thinking plan to forecast demographic changes and set up modern centers for living, learning, working, shopping, and leisure within an eco-friendly and user-friendly environment.
The introduction of new infrastructure initiatives such as Ring Road 3 and the construction of several bridges linking Ho Chi Minh City with adjacent regions has considerably cut down journey durations. Residential areas including Waterpoint, Izumi City, and Paragon Dai Phuoc now lie within a convenient 25 to 45-minute drive from downtown.
We carefully consider our expansion areas as well. Our focus isn’t simply on achieving national reach just because we want to grow bigger. Rather, we select locations according to demographic shifts, degrees of urban development, and future infrastructure initiatives. We do not construct temporary holiday retreats; instead, we develop complete urban spaces designed for sustained living and prosperity. In my view, genuine wellbeing stems from healthier surroundings, reduced travel times, and increased moments spent with loved ones.

Given your extensive international exposure, what aspects of Nam Long's initiatives should be enhanced to align with worldwide benchmarks?
The sales phase for Waterpoint began just five years ago. Prior to that, our efforts were concentrated on clearing the site, navigating legal processes, and establishing basic infrastructure. Consequently, significant potential remains, particularly with regard to enhancing local connectivity, expanding services, and developing additional community facilities.
Currently, this 355-hectare initiative encompasses residences, dual-language educational institutions, healthcare facilities, recreational areas, and communal zones, establishing the core infrastructure for an actual living community.
Moving ahead, we require an enhanced integration of commercial and service facilities—including top-tier hospitals and educational institutions. City planning must prioritize sustainability, encourage innovation, and enhance social cohesion via lively communal areas.
We can reinforce communal ties via sporting activities such as running, soccer, basketball, or even pickleball. These modest gatherings bring together locals who share common passions, transforming acquaintances into close buddies.
Technology holds significant importance as well. Intelligent systems designed for managing energy, water, security, and resident information will be crucial components of future-prepared urban centers.
Happy cities' DNA
Carefully designed spaces and facilities are essential for drawing inhabitants. However, what steps can be taken to guarantee that neighborhoods flourish over different age groups?
A city goes beyond mere infrastructure; it's a vibrant, dynamic ecosystem. We focus on enhancing everyday life experiences to ensure residents feel valued and supported.
At locations such as Waterpoint and Mizuki Park, locals come together in communal hubs, enjoy walking or cycling along interconnected trails, and participate in weekly celebrations. Such activities foster a sense of belonging, with individuals frequently greeting and assisting each other.
Nam Long aims to deliver more than just houses; we aspire to create a lifecycle for residents filled with security, contentment, and hopefulness regarding their family’s future. In cities tailored to serve the needs of their inhabitants, a robust sense of community will inevitably emerge.
Can you identify the most distinguishing characteristic of Nam Long's products?
The Waterpoint project vividly illustrates our comprehensive approach to town planning. It encapsulates our developmental ethos, which revolves around three fundamental principles.
Firstly, we focus on environmental sustainability. All our initiatives are crafted to coexist harmoniously with nature. Waterpoint allocates 65 hectares for green spaces and more than 30 hectares for aquatic areas. Channels meander through each residential area.
The second focus is on enhancing community well-being. We encourage an active lifestyle by providing walking trails, sports areas, and cultural events designed to foster social cohesion.
The third aspect is smooth connectivity. Our developments are strategically located near major transportation centers. The infrastructure, utility systems, and public transport are integrated effectively, allowing inhabitants to access their everyday needs effortlessly within short durations.
Following 33 years in urban development, where does Nam Long see itself heading next?
In this upcoming section, we will further develop the comprehensive urban model, emphasizing sustainability in design, fostering inclusive communities, and enhancing robust connections.
This year, we’re introducing the Legacy Collection, a range of premium, limited-edition residences. Situated in key city centers, these properties will cater to the refined tastes and financial inclinations of affluent buyers. Expect enhanced amenities, superior services, and top-notch living spaces.
However, this does not imply that we are straying from our main objective. A genuinely habitable city requires a variety of products to cater to all types of living styles. A vibrant community comprises various demographic segments that enhance and enliven each other.
We’re also looking into housing options for senior citizens—rather than conventional care facilities, we aim to develop vibrant living environments where elderly individuals can engage with one another, pursue learning opportunities, and relish their days together.
This method mirrors the natural progression of life. Regardless of age—be it young or old—each person ought to discover a niche within Nam Long's community where they feel at home.
Our take on urban development mirrors that of Palm Island in Dubai; every zone stands out uniquely, yet collectively they create an emblem.
We place great emphasis on forming alliances with entities that align with our commitment to sustainability over the long term, similar to our longstanding relationships with Japanese counterparts. Our criteria for choosing partners include strong financial health, established success histories, and an extensive comprehension of the Vietnamese marketplace.

Following over a year with Nam Long, how have your views on business and project development evolved?
I think it was essential to adopt a holdings structure at the group level and implement a project-focused management approach for execution.
On a collective basis, this arrangement allows affiliated enterprises the liberty to function according to their individual capabilities, enjoying greater autonomy when it comes to financial decisions and product strategies. Our organization encompasses key divisions such as Nam Long Investment, Nam Long Land, Nam Long Commercial, and Nam Long ADC, along with niche entities focused on construction and project oversight.
This framework at the project level facilitates faster decision-making, enhances flexibility, and strengthens the ability to address market demands. It is particularly well-suited for extensive, cross-sector entities such as Nam Long, notably as we venture further into commercial property development and city management services.
The urbanization rate in Vietnam stands at approximately 38-40%, which mirrors what I have experienced in other rapidly developing markets. This environment exudes an intense feeling of vitality and direction for me—I am enthusiastic about imparting my knowledge, supporting Nam Long, and aiding Vietnam as it crafts its urban landscape.
